During the operation phase, various issues arise and the goal is to determine the technical condition of buildings.

  • inspection of the technical condition in order to determine the possibility of further safe operation (this may be when the inspection period has expired or cracks have appeared that may threaten the life and activities of people)

  • inspection of the technical condition to determine the possibility of reconstruction, change of purpose, re-equipment, overhaul to extend the service life.

  • inspection of the technical condition in order to draw up a technical condition passport

  • existing defects

  • implemented design solutions, their errors and inefficiency

  • quality of construction and compliance with technology

  • perform verification calculations of the bearing capacity of structures

  • assess the final strength of structures

Technical inspections can be scheduled and unscheduled

  • before the first major overhaul after 10-15 years of operation

  • in accordance with the standard periodicity of 7-10 years until the next major overhaul, or earlier if necessary (determined by the expert in the technical report)

  • in case of cracks in the load-bearing enclosing structures, exposure of reinforcement, collapse

  • Assessment of the impact of densified development, close construction or reconstruction

More often, objects are inspected before reconstruction or to determine their technical condition for certification purposes

Reconstruction - These are always activities that the design of an existing building was not intended to accommodate. Any building is not perfect, it has its own unique operational problems and defects. It cannot be perfect - like a design model to which the designer makes changes. After the reconstruction, a new building is created with new loads and its own operating modes

The survey is necessary to make design decisions on the addition of floors, change of use, replacement of the roof, replacement of individual load-bearing structures, or installation of additional load-bearing structures, installation of additional floors, or additional equipment

In the course of operation, all owners and balance holders of buildings are obliged to carry out certification and enter current data on the technical condition of buildings and their structures at each inspection. 

The technical condition passport allows it: 

  • systematize data about the object even when there is no design and technical documentation
  • reflect current changes at the facility with an assessment of their impact on strength and reliability
  • to certify production and technological lines
  • to clarify the value of assets based on a technical assessment
  • optimize the operational life of the facility and plan its maintenance costs
  • Improve industrial, fire or general safety of the facility
